Uniplaces.com Return Policy?
Uniplaces.com is an online marketplace for booking student accommodation. It does not have a shipping policy as it does not deal with physical goods.
As for the return policy, it applies if one of the following options occurs:
- A User decides to cancel the booking after the Booking Request is accepted by the Accommodation Provider. The Refund Policy depends on the Cancellation Policy applicable to the booked Accommodation, displayed on each listing.
- An Accommodation Provider decides to cancel the Booking after Booking Request is accepted by the Accommodation Provider. In this case, the User is entitled to a full refund, 100%, of the 1st Rental Payment, One-time Service Fee and Holding Deposit (if applicable).
- A User submits a complaint and after assessment by Uniplaces, it is deemed to be valid.
For a complaint to be valid, the User must ensure that all the following conditions are adhered to: The complaint falls within one or more of the "Covered Circumstances"; The User paid for their accommodation on the Uniplaces Website; The User took all the appropriate steps to resolve the issue with the Accommodation Provider; The complaint is submitted by the User that made the Booking Request and not by a third party; The User notifies Uniplaces within 24 hours after the Move In Date of such complaint and cooperates fully with Uniplaces; The user has not directly or indirectly caused the circumstance which is the basis of your claim; The User provides Uniplaces with compelling evidence that their claim falls within the "Covered Circumstances"; The User sends a written claim to Uniplaces with proof of identification and a detailed description of the circumstances surrounding the claim; The complaint is submitted via email to customercare@uniplaces.com or through the Help Center on the Website.
The refund a user may be entitled to receive depends on the type of cancellation policy used on the place booked—flexible, moderate, strict and non-refundable—and on the day the booking is cancelled. The Cancellation policies only apply for the first rent payment. The Uniplaces one-time service fee is non-refundable. The type of Cancellation Policy of any of the properties at Uniplaces is defined by its landlord. Uniplaces uses the contract start date and not the move-in date to calculate how many days are applied in the policy. You can find your contract’s start date in your booking confirmation email. Uniplaces is not liable for any refund of the holding deposit. This is mainly and only a decision made by your future landlord. The security deposit aims to protect landlords from any potential damages caused by a tenant or to cover the costs of a tenant moving out before the agreed move-out date. If you’re having issues with receiving your deposit back, please get in touch with your landlord directly to decide when they need to return it to you, or to understand if they believe you’ve caused any damages that would justify withholding the deposit.

How do I list my property on Uniplaces?
To list a property on Uniplaces, follow these steps:
- Log in to the Personal Dashboard on rent.uniplaces.com.
- Go to the "Listings" tab and select "New listing" on the upper right side corner. Here, there's an option to add a new property or a new bedroom to an existing property.
- Follow every step and provide information about the place and/or bedroom, including a few nice photographs.
- Finally, publish the listing. After this, the listing will be immediately live on the platform and booking requests can start coming in. Make sure to double-check all the information after creating the listing. It's also recommended to use own photos to speed up the process and have the listing live as soon as possible. This is just a temporary fix while waiting for the Professional Photo session and the verification. To list a place, at least a photo of the bedroom being rented, the bathroom, and the common areas such as the kitchen, the living room, etc. are needed.
